The chart illustrates how tax increment financing is calculated. A base valuation for the district is frozen and is available for general revenues each year. Each year, however, the cumulative total from new construction and trend growth (property value appreciation) that is above the base valuation is eligible for the tax increment. Based on the local millage rate, the property tax collected based on the increment is dedicated for use only in the designated TIF district.
