Chapter 15 Exercise:
Jolly Burger Restaurant Site Plan Review

The Jolly Burger Exercise is found in the list of online Rivertown exercises and on page 207 of the book, Planning and Community Development (Tyler and Ward, 2011).


Following are many of the problems associated with the Jolly Burger site plan as shown:

  • Entrance and exit from the site are from one direction only.
  • The entrance and exit are located to close to the Biltmore/Elm intersection.
  • The road sign is located where it can impede vision on Biltmore Avenue.
  • There is no passing lane at the drive-up window.
  • Vehicles parked in the south spaces might back into vehicles waiting at the drive-up window.
  • The menu sign is located after the drive-up window.
  • Parking spaces on the north side are facing the wrong direction.
  • The truck loading area is awkwardly located and tightly placed.
  • The waste receptacle is in view from a prominent thoroughfare (Biltmore Avenue).
  • The curve at the site exit is too tight for trucks.
  • A visual screen is needed to protect the Peeples property.
  • There is no pedestrian access to the restaurant.
  • No handicapped parking spaces are indicated.
  • There is no room or indication of provision for site drainage.

Other items can be found by reviewing the Rivertown Zoning Ordinance (e.g., number of parking spaces required).

As an extra credit exercise, students can redesign the site plan with a building the same size, resolving the problems indicated above.
